Payment and Cancellation Policy

High and Low Season

A 25% deposit confirms a reservation. Balance is due 60 days before travel. No refunds for cancellations are made within 60 days prior to scheduled occupancy. For cancellations made 61 or more days prior to scheduled occupancy, we will refund all deposits less a 20% cancellation fee. (Deposits for Roaring Pavilion are non-refundable)

Christmas and New Year's weeks

A 50% deposit confirms a reservation. Balance is due 120 days before travel. No refunds for cancellations are made within 120 days prior to scheduled occupancy. For cancellations made more than 120 days prior to scheduled occupancy, we will refund all deposits less a 20% cancellation fee. (Holiday Deposits and Final Payments for Roaring Pavilion are non-refundable)

Thanksgiving week

 A 50% deposit confirms a reservation. Balance is due 90 days before travel. No refunds for cancellations are made within 90 days prior to scheduled occupancy. For cancellations made more than 90 days prior to scheduled occupancy, we will refund all deposits less a 20% cancellation fee. (Holiday Deposits and Final Payments for Roaring Pavilion are non-refundable)

Damage Deposit

A $500 damage deposit also is required; we will refund this promptly when you return home if no damage occurs during your stay. The definition of Damages includes extraordinary cleaning beyond normal routine. (Some villas require a larger damage deposit)

Handling Fee

A $50.00 handling fee applies to each booking to cover administrative costs.

Extra Guest Fees

Villa rental rates are based on double occupancy per bedroom.  When extra occupancy is authorized by the homeowner, an Extra Guest Fee is charged to cover the high utility costs incurred for additional water and electricity use.  The cost of utilities is extraordinarily high in Jamaica.

Extra guests in any room attract a surcharge of $30 each per night.

• Seaside Cottage at Round Hill $65 per night (over age 1); $35 per night (under age 1)
